Strata work is a different relationship from a construction contract. It is ongoing, it runs across seasons, and it depends on a contractor who already knows the building, its history and its recurring problems, rather than one who has to be brought up to speed every time something fails.
What We Look After
- General maintenance. The routine work that keeps a building from accumulating deferred problems.
- Repairs. Reactive work when something fails, including after hours where the situation needs it.
- Building envelope repairs. Cladding, roofline, deck and entry work. See exterior building envelopes.
- Common area and unit work. Interior common areas, corridors, amenity spaces and in unit repairs coordinated with owners.
- Year round service. Including through winter, which is when a resort strata is busiest and least able to tolerate downtime.
Working With Councils and Managers
We work to strata council and property manager schedules, not our own. That means access arranged in advance, owners and guests given notice, work staged around occupancy, and quoting and reporting in a form a council can actually take to a meeting and make a decision from.
Winter Is the Test
A Whistler strata is at full occupancy exactly when the weather is worst and access is hardest. Snow loading, ice damming, drainage that has to keep working when everything around it is frozen, and walkways and entries that have to stay safe every day. Being available and local through that period is most of what strata maintenance actually is.
