Industrial Work in the Sea to Sky

Burj Enterprises takes on light industrial construction in Whistler, Squamish and Pemberton: shops, yards, service buildings and the functional structures a working business runs on. We have been building in this corridor since 1996 and we are an insured, licensed HPO builder in British Columbia.

Industrial buildings here are judged on whether they work, not on how they look from the road. Clear span where you need it, a floor that takes the loads you actually put on it, doors sized for the equipment that has to get through them, and an envelope that holds up to a mountain winter without constant attention.

Preconstruction Is the Service

On industrial projects the budget is usually tight and the tolerance for surprises is low. That makes the preconstruction phase the part that decides the outcome. We work collaboratively at the front end to arrive at a project definition clear enough to lead to successful delivery, which in practice means: the scope is understood, the trades are priced against real drawings, and the schedule reflects what the site and the season will actually allow.

Building on a Mountain Site

Sea to Sky sites bring their own constraints. Access can be limited, the building season is short, snow load and drainage govern more of the design than they would at sea level, and getting materials up the highway takes planning rather than a phone call. We schedule around all of it because we have been doing it here for close to thirty years.

We cover the spectrum of building trades, so an industrial client gets one point of contact and one schedule rather than a list of subcontractors to chase. For a business trying to run its own operation at the same time, that is usually the deciding factor.

What counts as light industrial?

Shops, service and storage buildings, yards and the site works around them, and mixed use industrial space. Working buildings rather than public facing ones.

Do you do the site work as well as the building?

Yes. Surfacing, drainage and access are usually what decide whether a yard is usable through a Sea to Sky winter, so we treat them as part of the project rather than a separate trade.

Why does preconstruction get so much emphasis?

Because on an industrial budget there is very little room for surprises. Getting the scope, the pricing and the schedule right against real drawings before anyone breaks ground is what keeps the number you were given close to the number you pay.

Do you work outside Whistler?

Yes. We work across the Sea to Sky corridor, including Squamish and Pemberton.
